Our Story
The Transaction House, LLC started in April of 2014. After working along side a big investor in La Jolla (at the time) and averaging 20-30 deals a month we felt confident we could take this same business model and apply it at home.
We had built enough relationships over the past few years in the business to get ourselves started. After a few weekly email blasts, meetup groups, and social media posts, we eventually got our name out there and gained a few solid agents that have been with us for over 4 years now.
Being good at your job is one thing but when others take notice and start referring you , we knew we were on to something. These few core clients have referred us to new agents and brokerages which has allowed us to grow exponentially. All of this without any paid advertising.
We love what we do! And San Diego has given us the perfect opportunity to become a local, family owned, home-based business, and we could not be more grateful. The word of mouth provided by our clients to other San Diego Agents has been the most crucial part of building our company.
We have also, recently added Consulting to our services. This service has allowed us to land a business relationship with a successful Renovation Company in San Diego. Being able to work in this city and be rewarded by the benefits of the relationships we have with local Business Men and Women is beyond humbling.
Our company is a Real Estate Transaction Coordination business. Which means, we keep everything organized.
We make sure everything happens on time, we make sure every party in the transaction receives the proper paperwork. We make sure every document gets fully executed, ensure contingencies are removed in a timely fashion, and communicate with ALL parties involved.
We are there to create fluidity for the agents, so that they can focus on their clients and bring in more deals.
The Transaction House, LLC has been working in Acquisitions and with Real Estate Investors since the day we started, so, the process flow is second nature to us. We are able to communicate with Investors, Agents, Wholesalers and Renovation Companies to advise them on ways to streamline their processes. With our consultation services, we have such a broad range of expertise, from Marketing, to Property Management, to Rehab Costs to Flip Opportunities. We are a one stop shop for beginning Real Estate Investors and Real Estate Agents alike.

Jessa Vanegas
Managing Partner
Jessa Vanegas is a Mother of 2, Devoted wife, and Real Estate guru who Co-Founded The Transaction House LLC , in early 2014. After working for a group of high end investors as a transaction coordinator both her and her husband felt she was better suited to run her own company. Since then The Transaction House LLC, has had over 1,000 transactions with more than 30 Clients ranging from Realtors, Brokers, Investors, and Developers. As a CTC ( Certified Transaction Coordinator) and a Real Estate agent, there has been very little she hasn't seen. Jessa is a proud native of Little Rock, AR with roots in beautiful San Diego,CA and enjoys family time, crafting, and mentoring other Transaction Coordinators.
Harold Vanegas
Managing Partner
Harold Vanegas is the Co-Founder of The Transaction House LLC, A Real Estate Transaction Service that helps Agents and Brokers increase business. Before devoting his work full-time to The Transaction House, Harold served as an Acquisitions Manager for a large firm in La Jolla, CA, and Marketing Director at a fast growing local organization whose clients included top producing brokerages in the phoenix valley. In his current role with The Transaction House, he is responsible for implementing inbound marketing strategies to generate leads, acquire new customers, and help build brand awareness. When he isn't working, you'll find him hanging out with his family, playing guitar, and hitting the beach as often as possible.
